Can foreigners buy property in Phuket?
Yes, foreigners can own condominiums freehold within the 49% foreign quota of a building. Land cannot be owned directly, and villas are typically held via long leasehold or other structures that should always be reviewed by an independent lawyer.
Is leasehold safe in Thailand?
A registered 30-year lease is enforceable. Since a March 2025 Supreme Court ruling, automatic "30+30+30" renewal promises are not enforceable beyond the first 30 years, and any agent promising otherwise is misleading you. We structure compliantly and recommend independent legal advice.
What does it cost to buy?
Beyond the price: transfer fee and taxes shared with the seller by negotiation, plus legal fees. Buyers do not pay our commission, the seller or developer does.
What rental return is realistic?
Published market data for Phuket: long term rentals net roughly 4 to 6%; well run holiday lets net roughly 6 to 10%. Anyone guaranteeing more deserves scepticism.
