Yes — foreigners can own condominiums freehold within the 49% foreign quota of a building. Land cannot be owned directly; villas are typically held via long leasehold or other structures that should always be reviewed by an independent lawyer.
Is leasehold safe in Thailand?
A registered 30-year lease is enforceable. Since a March 2025 Supreme Court ruling, automatic "30+30+30" renewal promises are not enforceable beyond the first 30 years — any agent promising otherwise is misleading you. We structure compliantly and recommend independent legal advice.
What does it cost to buy?
Beyond the price: transfer fee and taxes shared with the seller by negotiation, plus legal fees. Buyers do not pay our commission — the seller or developer does.
